Rule Number 1

​A singular subject always has a singular verb.

​A plural subject always has a plural verb.

​subjects with "AND" always take plural verbs.

​singular subjects with "or" always take singular verbs.

The house or the apartment has a kitchen.

​for sentences that start with "here/there", the verb agrees with the noun that comes after.

​Here is my house.

There are two trees in the park.
